Crane Watch update: Public company on schedule with major expansion in McKinney

For one of North Texas' hottest industrial submarkets, Dallas Fort Worth International Airport, more warehouse space is in the works. A McKinney-based public company is also getting close to completing a major expansion north of Dallas.

These new projects account for nearly 1.2 million square feet of new warehouse and logistics space coming to market, though most of it is already accounted for. The following is a rundown of these latest plans.

Public company's warehouse expansion on schedule in McKinney

Encore Wire Corp. (NYSE: WIRE) is on schedule to complete the first phase of a massive expansion of its facilities in McKinney. Phase one of the planned expansion will include a new 720,000-square-foot service center, located across from its headquarters at 990 S. Airport Drive. Expected to deliver next quarter, the service center has been designed by Merriman Anderson/Architects and will be the first warehouse in North Texas to implement Firefighter Air Replenishment Systems.

Phase two of the company's expansion plans will focus on repurposing its existing distribution center to expand manufacturing capacity and extend Encore's market reach. Spending on phase two has already commenced and its timeline has been accelerated due to increased lead times required for certain machinery and equipment. While square footage details for phase two have not been revealed, its completion is anticipated in early 2022. It is also unclear how many new jobs each phase of the expansion will create.

Local partnership closes in on ground breaking of 1.6M-SF industrial park

A joint venture between Weber & Co. and Gruene Real Estate Partners is close to breaking ground on a new industrial park near DFW Airport, Ken Kristofek, president of Gruene Real Estate Partners, confirmed Tuesday. Called DFW Logistics Hub, the project will include three speculative warehouses totaling 1.6 million square feet, with the largest warehouse measuring 739,716 square feet. To be located near Valley View Lane and Dorris Road, plans for the park were first revealed last year.

Kristofek says all three cross dock warehouses will break ground at once. Designed by RGA Architects, plans submitted to the state indicate that April could be when construction begins.

Another warehouse project planned near DFW Airport

An entity connected with Stream Realty Partners is looking to build a new warehouse just south of DFW Airport, according to a recent DFW Airport Board agenda item. On 8.59 acres just south of the Drive Nation Sports complex at 2550 Rental Car Drive, Stream wants to build a 125,000-square-foot speculative warehouse. It is unclear when the company will break ground on the new project.
