Baylor Grapevine Medical Office Building is a 60,000 SF, multi-tenant healthcare facility strategically located at the southeast corner of Wall Street and State Highway 114 Frontage Road—just south of Baylor Grapevine SurgiCare and north of the Baylor Grapevine campus.

Designed in direct response to its proximity to the adjacent Baylor Grapevine SurgiCare facility, the building’s orientation promotes operational synergy and seamless connectivity between the two. This close integration enhances productivity for physicians and staff operating across both locations.

Maximizing flexibility and accessibility were central to the design approach. Ample, easily accessible parking supports patient and provider convenience, while a versatile floor plate allows for tenant spaces ranging from 1,000 square feet to full 20,000 square feet. The tilt-up concrete construction method enabled an expedited building schedule and long-term durability.

The project saw strong market interest, achieving 90% lease occupancy prior to completion.
