A Dallas developer is headed to Denton County for its next major industrial project.

Provident Realty Advisors has bought almost 157 acres near the Texas Motor Speedway north of Fort Worth.

The development site near FM 156 and State Highway 114 in Northlake will be used for a more than 1.5 million-square-foot warehouse project, according to Davidson Bogel Real Estate, which brokered the land sale.

Merriman Anderson Architects is designing the project.

David Davidson Jr. and Edward Bogel of Davidson Bogel Real Estate brokered the land sale along with Grant Laughlin.

The property Provident Realty just purchased is near the Alliance Airport in an area that is seeing widespread industrial construction.

Provident Realty is one of North Texas’ top developers with apartment, retail, office and industrial projects.

Provident Realty Advisors just began construction on a three-building industrial park in Plano. The 300,000-square-foot Plano Commerce Center is a $35 million project that will take about 10 months to complete.

Provident Realty previously built warehouses in Plano and in Roanoke north of Fort Worth.

The developer also just purchased retailer Neiman Marcus’ distribution center off Las Colinas Boulevard north of State Highway 114.
